Is it more costly to build a custom home?

No. The price per square foot in a custom home is equal to that of a standard home. Shellstar Homes also offers the same level of specifications and features as are described in our stock plans, in our custom homes. The only cost to you is the time it takes you to design your perfect home.

I don't have a plan: do I need an architect or designer?

There are many plans available online and in home design books. These are a great way to begin planning your perfect home, and Shellstar Homes' designer will work with you to streamline your plans into a workable design.

What do I have to do to prepare for the designer?

Don't have a specific plan in mind? Don't worry. Just bring a list of the types of rooms you want, and if applicable, minimum sizes for some or all of the rooms. This is particularly important if you want a specific kind of room, or if you have some large furniture that you can't live without.

It's also a good idea to have a basic budget in mind, as well as any major special finishing details that you want to have, like in-floor radiant heating or an all-brick exterior. This enables the designer to make recommendations that will help you toward the goal of getting everything you want, while keeping to your budget.

If I don't like the sketch on the first try, can we modify it?

Although our designer will do his best to create your ideal plan on the first try, you may want to make changes. Shellstar Homes includes up to two revisions to the sketch. Should you require additional revisions, charges may apply, depending on the nature of the changes.

Are there any other costs I should know about?

If you decide to proceed with a custom home design, a $1000 design fee will apply to pay for the cost of the sketch. This fee is immediately applied to your initial deposit if you elect to proceed with the construction of the home. Any additional design costs will be paid for by Shellstar Homes.

Can you give me a price based on a floor plan or sketch from the internet or a plan book?

Shellstar Homes can often provide a tentative price using these types of plans, but in many cases, our designer will still need to create a sketch. This enables us to give you a more concrete price, as many of these plans may be missing vital information. Square footage may not be accurate, or plans may not have been intended to have basements.
